What is a HUD Home?
When a home loan goes into default, or as is sometimes referred to as foreclosure, and an FHA insured loan was the financing used for the purchase; the original lender in the transaction will be paid off by the FHA. The home will then be resold and The Department of Housing and Urban Development is the administrative agency responsible for overseeing the process. For this reason the home called a HUD Home.
After a property is acquired by HUD several things happen. An appraisal is performed along with inspections and property condition reports. The inspection and condition report are often times available on line. I will be happy to provide a link to the reports once we locate a potential property. The appraisal will be used in conjunction with your financing therefore saving you the appraisal fee that is customarily charged to buyers in a transaction.
While it may not be the case every time, we have observed that HUD Homes generally are sold substantially below market value. Not only are they a real bargain, but in many cases there are extremely favorable terms available for the buyers benefit. In today’s market other than a VA loan there is not a 100% financing program available. While HUD Homes do not currently have a 100% option there is the opportunity for a buyer who will occupy the home to purchase a HUD Home with a $100.00 down payment. This option is not available to investors.
HUD Homes can only be sold by REALTORS who are registered and approved to sale HUD Homes. The process involves a bidding process that is conducted electronically. The closing on a HUD Home will generally happen within 45-60 days after a binding agreement is reached.

• $100,000 = ~ $775/ Month PITI, PMI
• $125,000 = ~ $925/ Month PITI, PMI
• $150,000 = ~ $1,075/ Month PITI, PMI
• $175,000 = ~ $1,250/ Month PITI, PMI
• $200,000 = ~ $1,425/ Month PITI, PMI
